Overview of Propra

Welcome to Propra!

Propra is designed to streamline your property management processes. With having all your information in one place, combined with AI and automation taking care of many administrative functions, you can manage your properties with ease and efficiency.


This articles provides an overview of the Propra web application (propra.app) and guides you through the platform's key features and functionality.

Logging In

New users will receive a system generated message with a temporary password. When logging in for the first time at propra.app, you will be prompted to create a new password.


Upon logging in, you will prompted to enter your first property.

When getting started with adding property information, here is the information that would be helpful to have on-hand:

  • Property & Unit Information: addresses, unit specs such as number of bedrooms/bathrooms and square footage (if desired)
  • Owner Information: who/which entities own which properties, management fees
  • Current Lease Information: rent amounts and other recurring monthly fees broken out by category, start & end dates, renewal terms, security deposit information, tenant contact information (email needed for tenant's to submit maintenance requests or login to the resident portal), preferred payment methods


Left-hand menu in PropraThe left-hand menu displays Propra's main functional areas and serves as the primary navigation tool.


Dashboard: Your landing page showing maintenance requests requiring attention, overview of your portfolio, and unit status summaries based on expiry thresholds.


Requests: Manage maintenance requests. View open requests, check provided information and photos, and assign visits as needed.

Properties: Create and manage properties, units, and leases. Track building specs, suppliers, amenities, utilities, insurance documents, and more.

Suppliers: Maintain a list of vendors and their information. Preferred suppliers from Properties are added automatically here. All listed suppliers are available for use in Accounting, if activated.


Operators: Manage contact information for maintenance staff and contractors.

Tenants: Automatically populated by lease creation. Track and manage tenant contact information and lease history.


Owners: Add and manage property and/or condo owners. Track and manage contact information and management fees.

Announcements: Send one-way communications to tenants and owners. Create and schedule announcements or send voice memos.

Campaigns: Manage applications and lease signing for vacant units. System-generated campaigns can be activated and monitored.


Accounting: Comprehensive service accounting module, enabling accrual-based accounting down to the unit level. Automate rent rolls, deposit, and management fee batches. Manage receivables and payables and generate reports.

AutoPay: Automate fee collection from renters or condo owners.

Updating Account Settings


Navigate to Account (under Settings in the left-hand side menu) to update account and user information.

  • Account: Update your company's contact information. Determine whether you'd prefer residents to provide desired appointment times when requesting maintenance. Manage users and teams.

  • My Profile: Manage personal information for your user record and notification preferences.

  • Lease and Unit: Define monthly fee labels, set expiry thresholds for lease agreements, and specify required documents for use in applications

  • Accounting: Configure financial settings (only available if accounting is activated).
