Before getting started
Before getting started with inspections ensure that the unit has an upcoming or current lease attached. Also confirm that the correct number of bedrooms and bathrooms are attached to the unit in Propra.
Types of inspections
The inspections portion consists of three different types of inspections, routine, move-in and move-out. A move-out inspection can not be completed until a move-in inspection has been completed. You can also register attempts for move-in & move-out inspections.
Once the inspection is started
Once the inspection has started you are able to customize the inspection to better reflect features of the property. Users have the ability to remove areas that are not needed and add new areas. Within each area there is also the ability to add new features that may be on the property.
Recording the condition of each feature
When recording the condition of each feature users have the ability to rate the condition with a thumbs up or a thumbs down. If all the features in the area are in good condition a quick way to give them all a thumbs up is by clicking the thumbs up icon in the top right corner. If a feature is not in good condition this can be marked by clicking on the thumbs down icon. If a thumbs down is selected the user then has the ability to specify the poor condition rating, record notes, and take photos for that feature. Move-in & move-out inspections require that all areas be inspected and given a rating before the inspection can be completed
End of the inspection
Click confirm
A summary of the issues found during the request will be given, as well as the option to create a maintenance request for each issue

During the inspection you can take as many photos as needed. At the end of the inspection you can choose up to 100 of the photos to be included in the PDF report. The remaining photos are available to view on the platform

The individual completing the inspection will sign the report
Tenant will select one of the options for the tenant agreement (steps 7-9 are only for move-in & move-out inspections)
Select if the leaseholder is signing the agreement or an authorized agent is signing on behalf of the lease holder
Once details are confirmed click Submit
Once you have submitted the inspection it will be available to view on the Propra for managers web application. A copy of the inspection report will also be instantly sent to the tenant email and any maintenance requests will be sent to the property manager.
In Propra for managers web application when you click on the inspection document it will open Inspection Summary & Photos. Here you'll be able to see
- Unit condition summary: a clear overview of the unit's condition from the inspection
- List of issues: a list of any problems or areas of concerns identified during the inspection
- All inspection photos: view all photos taken during the inspection, including ones not included on the pdf report
