Assigning Requests to Contractors

Maintenance requests that can't be completed by staff operators can be assigned to a contractor.

To add a Contractor to your operator list

  1. Navigate to the Operators menu
  2. Click Add Operator and select Contractor as the operator type
  3. Fill out the details for that Contractor and click Save


To assign a request to a contractor

  1. Navigate to the Request menu
  2. Click on the request that needs to be assigned
  3. Select Delegate visit to operator
  4. Enter a due date that the request should be completed by
  5. Enter any comments you wish to send to the contractor and click Assign. The operator will get an email with the details for the request and the resident's contact information so that they may schedule an appointment time. The resident will be notified that their request has been assigned and that the operator will contact them.


When the contractor is completing the request they can add

  • Notes sent to the manager, displayed under the Notes tab in the request
  • Notes sent to the tenant
  • Photos for the work performed, displayed under the Images tab in the request
  • Invoice details and a copy of the invoice to the request for payment. This will display under the Cost tab of the request. If Maintenance Billing is enabled a payable transaction to pay the contractor's invoice will be recorded when the request status has changed to Completed
