Prorated Invoice

In Propra, a prorated invoice is generated when a lease begins on a day other than the 1st of the month. This ensures that rent is accurately calculated for the partial month at the start of a tenancy.

A prorated invoice is a partial rent charge that is calculated based on the number of days a tenant occupies a unit during their first (or sometimes last) month. Instead of charging a full month’s rent, the system only charges for the exact number of days the tenant is responsible for.

In Propra, a prorated invoice is generated when a lease begins on a day other than the 1st of the month, ensuring accurate billing for the partial month.

When Is a Prorated Invoice Available?

When you create a lease with a start date that is not the first day of the month, Propra will automatically provide the option to generate a prorated invoice.

How to Create a Prorated Invoice

  1. Create the lease with a start date that falls after the 1st of the month.

  2. Once the lease is created, locate the lease box.

  3. Click the Create Prorated Invoice button.

  4. Review the details and confirm the action.

Optional: Add a Management Fee

During the confirmation step, you will also have the option to create a management fee associated with the prorated invoice.

What Happens After Confirmation?

  • The prorated invoice will appear in the Receivables table.

  • If a management fee was selected, the corresponding payable will appear in the Payables table.

Important Notes

  • The prorated invoice option is time-sensitive.

  • The button will only remain available for a few days after lease creation.

  • This limitation prevents invoices from being created after the next scheduled rent charge.

If the Prorated Invoice Option Expires

If the option is no longer visible:

  1. Navigate to Tasks.

  2. Manually create the invoice from there.
