Rent Rate Schedule

Use the Rent Rate Schedule to increase the rent on a lease for a set date

The Rent Rate Schedule task is used whenever you want to increase a tenant’s rent. It allows you to schedule a future rent change so both you and the tenant can see it in advance. Here’s how it works:

1. Access the Tenant's Lease

Navigate to the tenant’s lease you want to update.

2. Go to the Financial Tab

Click on the Financial tab within the lease.

3. Edit the Rent Rate Schedule

Scroll down to the Rent Rate Schedule section. Click the three-dot menu and select Edit.

4. Set the New Rent Details

Enter:

  • Start Date – the date you want the rent increase to begin

  • New Rent Amount – the updated rent the tenant will pay

5. Save the Changes

Click Save. You’ll notice an upward arrow next to the rent amount on the lease details page, indicating a scheduled increase.

6. Tenant Visibility

The tenant will also see this scheduled increase on their Residential Portal under the lease details page.


📅 Required Notice Periods for Rent Increases by Province

It’s important to provide proper notice to tenants and ensure the increase complies with your province’s regulations. Be sure to check the maximum allowable increase for your area before entering a new amount.

Alberta

  • Notice Period: At least 90 days written notice for month-to-month tenancies

  • Frequency: Rent can only be increased once every 365 days

  • Fixed-Term Tenancies: Rent cannot be increased during a fixed-term lease

British Columbia

  • Notice Period: At least 3 full months written notice

  • Frequency: Rent can only be increased once every 12 months

  • Notice Form: Use the RTB-7 form for rent increases

Ontario

  • Notice Period: At least 90 days written notice

  • Frequency: Rent can only be increased once every 12 months

  • Notice Form: Use the N1 form for rent increases

Quebec

  • Notice Period: 3–6 months before the end of the lease for leases over 12 months; 1–2 months for shorter leases

  • Tenant's Right: Tenants have 1 month to accept or refuse the increase

Nova Scotia

  • Notice Period: At least 4 months written notice

  • Frequency: Rent can only be increased once every 12 months

  • Rent Cap: Maximum allowable increase for 2025 is 5%


Tip: Always check your province or state’s regulations for the maximum allowable rent increase before scheduling an increase. This ensures compliance and avoids potential disputes with tenants.

By using the Rent Rate Schedule task correctly, you can manage rent increases smoothly while keeping both your records and your tenants up to date.
