Here is an overview of the Non-Resident Withholding Tax on Propra

Propra makes it simple to calculate the Canadian Non-Resident Withholding Tax (NRT) that is owed by owners living abroad.

NRT Fee Settings

To add how an NRT fee is calculated for an owner and their property:

  1. Click on Owners in the left-hand menu.

  2. Find and select the owner record you wish to update, they must have an address outside of Canada for the NRT fees to be available.

  3. Click on the Financial tab and then the pencil icon in the right corner to edit the owner's default NRT fee and other financial information for that owner.

  • If the owner has multiple properties and one or more have different NRT fees than their default, go to the Portfolio tab on the owner's record and click the 3-dot/kebab menu to update an individual property's NRT fee.

  • The default rate is set to 25% but can be adjusted or set as a set dollar value

Posting NRT

To post NRT charges:

  1. Go to Accounting, and on the Task tab, click Non-Resident Withholding Tax.

  2. Select which properties you wish to include.

  3. Enter the posting date.

  4. Select the income earned period for which you wish to calculate the charge (this month, last month, etc).

  5. Click Create.

  6. Review and adjust the amounts, if desired.

  7. Click Post Non-Resident Withholding Tax to record the NRT accounts payable transaction for that property, payable to your the Receiver General supplier.
