When a tenant has paid more than is due for their rent the whole amount should be recorded in the deposit. After posting the deposit a credit (CR) will remain in Receivables that can be applied to next month's rent.

Overpayments can sometimes arise from manual tenant payments.

To post the overpayment

To distinguish between manual overpayments and autopay-related issues, verify the source of the payment by reviewing the tenant's account activity. This can help determine the appropriate steps for resolution.

  1. Go to the Receivables page

  2. Select the line for the outstanding amount that needs to be deposited

  3. Click deposit

  4. In the amount field, enter the total amount paid by the tenant

  5. Click post

Etransfer overcharges are a common source of overpayments.

To apply a credit to an outstanding receivable

  1. Go to the Receivables page

  2. Select the lines for the outstanding amount that needs to be deposited and the CR amount

  3. Click deposit

  4. For the CR line enter the credit amount being used as a negative amount

  5. For the outstanding line enter the total amount that is being applied. If you are only using the CR then the total deposit amount will be $0. If the tenant is also paying their rent then include that amount as well. The total amount being deposited cannot be less than $0

  6. Click Post
