Violations - Expiries

Track tenant violations, lease events, notices, inspections, and compliance issues in Propra.

The Violations page can be accessed from the dashboard through either:

  • Dashboard → Residential → Violations

  • Dashboard → Commercial → Violations

This page allows property managers to log, track, review, and manage tenant violations or lease-related events directly within Propra.

The Violations feature helps maintain organized records of lease compliance issues, notices, inspections, and tenant-related incidents.

Creating a Violation or Event

Violations and lease-related events are created directly from the lease screen.

Step 1: Navigate to the Lease

  1. Go to the relevant property and unit

  2. Scroll down to the lease section

Step 2: Open the Events Tab

On the right-hand side of the lease screen:

  1. Select the Events tab

  2. Click Add Event

This will open the event creation form.

Event Types

When creating an event, you will be prompted to select an event category.

Available event types include:

  • Criminal Activity

  • Nonpayment of Rent

  • Domestic Violence

  • False Application Information

  • Health and Safety Standards

  • Inspection

  • Lease Terms Violation

  • Nonpayment of Deposits

  • Property Damage

  • Rate Change

  • Renewal

  • Resident Change

  • Term Change

  • Unauthorized Pet

These categories help organize violations and lease-related activities consistently across your portfolio.

Entering Event Details

After selecting the event type, enter the event information.

You can include:

  • A description of the violation or event

  • The date and time the event occurred

  • Whether written notice was provided

  • The written notice date

  • Resolution details and notes

Resolved Events

If the issue has been resolved:

  1. Select the Resolved checkbox

  2. Enter any resolution notes

This allows managers to maintain a complete record of both active and resolved issues.

Saving the Event

Once all details are completed:

  1. Click Save

The violation or event will now be attached to the tenant’s lease record.

Viewing and Managing Violations

All logged violations can be reviewed from the Violations dashboard.

Accessing the Violations Dashboard

To view all violations:

  1. Go to the Dashboard

  2. Select Residential or Commercial

  3. Open the Violations tab

This page displays a table containing all recorded violations and lease events across your selected properties.

Reviewing Individual Violations

To open a specific violation:

  1. Select the violation from the list

  2. The system will open the associated lease

  3. Open the Events tab to view all events linked to that lease

Editing or Deleting Violations

To manage an event:

  1. Select the three-dot menu beside the event

From here you can:

  • Edit the event

  • Delete the event

  • Update the resolution status

  • Add additional notes

  • Adjust written notice dates

Why Use the Violations Feature

The Events and Violations tools help property managers:

  • Maintain organized lease records

  • Track tenant compliance issues

  • Document notices and incidents

  • Monitor unresolved violations

  • Keep historical event records

  • Support operational consistency across properties

Whether managing nonpayment of rent, unauthorized pets, inspections, or lease term changes, Propra allows you to document and review these events in just a few clicks. Recording these events is very helpful in court such as evictions.
