Propra's pricing is based on the number of active units in your account, not the number of properties.
Understanding how unit billing works can help you avoid unexpected charges, especially when creating new properties or adding units.
Propra charges per unit, not per property
Propra charges based on your active unit count.
This includes all active units in your account, such as:
Residential units
Commercial units
Condo units
Common areas
Other units created within a property
The number of properties in your account does not determine your monthly charge. A property with 10 active units and a property with 100 active units will have different unit counts for billing purposes.
Empty units are still charged
A unit does not need to have a tenant, lease, or activity to be included in your billing.
If the unit is active in Propra, it is included in your unit count, even if it is currently vacant or empty.
This also applies to condo units. If a condo unit is active in Propra, it is a billable unit regardless of whether it is currently occupied.
Disabled units are not charged
If you have a unit that you do not want included in your billing, you can disable the unit in Propra.
Disabled units are not included in your active unit count and therefore are not charged.
Users are responsible for disabling units they no longer manage or do not want included in their Propra account.
How to handle units you accidentally created
If you accidentally create units in Propra, you should disable those units on your end.
Propra Support will not disable individual units on your behalf simply to adjust your unit count.
This is especially important when importing or setting up a new property. Before completing your setup, make sure you have only created the units you actually want to manage in Propra.
Creating a new property
Be careful when creating a property and adding units.
If you create a property with units that you do not manage, but leave those units active in Propra, those units will be included in your billing.
For example, if you manage 20 units in a building but accidentally create all 50 units in the property, all 50 active units will be included in your unit count until the extra units are disabled.
Propra does not refund charges for units that were created and left active in the system.
This is because active units require Propra to maintain and store data for them, regardless of whether you are actively using those units.
Only create the units you intend to manage and be billed for.
How monthly unit billing works
Propra uses your average active unit count for the month when calculating your monthly charges.
This means your bill is based on the average number of active units during the billing period, rather than simply looking at your unit count on the last day of the month.
For example, if you have:
100 active units at the beginning of the month
120 active units for part of the month
100 active units again at the end of the month
Your monthly charge is calculated using the average active unit count for that month.
Deactivating an entire property
If you no longer manage an entire property and want the property fully deactivated, contact Propra Support for assistance. [email protected]
For individual units, you can manage their active or disabled status yourself.
Before creating or importing units
To avoid unnecessary charges:
Only create units you intend to manage in Propra.
Review the units you create when setting up a new property.
Disable units that were created accidentally.
Disable units you no longer manage.
Remember that vacant or empty units are still charged if they remain active.
If you create units for a property you do not manage, make sure they are disabled.
Contact Propra Support if an entire property needs to be deactivated.
Important
An active unit is a billable unit.
If a unit exists in Propra and remains active, it will be included in your unit count—even if it is vacant, has no tenant, is a condo unit, or was created accidentally.
Propra does not automatically disable units or remove charges for units that a user has created and left active. It is the user's responsibility to keep their active unit count accurate.
