If you're trying to update condo fees on a property and the “Update Condo Fees” button on the three-dot property menu is greyed out, don’t worry, this usually comes down to one of two common reasons.
🔒 Reason 1: Not All Units Are Owner-Occupied
Condo fees can only be assigned when all units have an active unit owner assigned. If any unit is unoccupied or missing an owner:
The system will prevent you from updating condo fees
The “Update Condo Fees” button will appear greyed out
✅ Fix:
Go to the Units tab for the property
Make sure each unit has an owner added
Once all units are occupied by owners, the button will become active
🔒 Reason 2: No Existing Condo Fee Is Set
If a current condo fee structure hasn’t been established, the system doesn’t yet know how to update the fees.
✅ Fix:
Go to Accounting > Condo Fees
Create an initial condo fee record based on unit factor or even split
Once that’s in place, you’ll be able to update fees as needed
