🔧 Getting Started: Add a New Property
Navigate to the Properties Tab
From the main navigation, click “Properties”.
Click “Add Property”
You’ll find the “Add Property” button in the top-right corner of the screen.
Set the Number of Buildings
Most multi-unit homes—like duplexes or houses with basement suites—will be listed as “1 Building.”
🏠 Setting Up a House with Multiple Units
If your property has several independent units under one roof (e.g., a triplex or house split into suites):
Property Name
Enter the address of the house, followed by “(House)” in brackets.
Example: 456 Oak Avenue (House)
Property Type
Choose “Rental”.
Owner
Select the owner of the overall house.
After this, you'll be directed to the Units screen.
Create Units Individually
Add each unit separately using “Add Unit.”
Name them clearly: Unit A, Unit B, Unit C, etc.
If your property uses numbered units like 1A, 2B, include those instead.
💡 Tip: Think of each unit as a standalone rental—each one can have its own lease, rent amount, maintenance tickets, and tenant history.
🏘️ Setting Up a Duplex
A duplex is a house divided into two separate units—usually a main floor and basement suite, or side-by-side units.
Follow the same steps as above to add the property and select “1 Building.”
When naming the units:
Use Unit A (Main Floor) and Unit B (Basement)
Or Unit 1 (Left Side) and Unit 2 (Right Side)—whichever matches the layout.
Keep both units under the same property for easy tracking.
🏘️ Setting Up a Townhouse
Each townhouse unit typically has its own entrance and address, but if you're managing multiple townhouses under one ownership:
Decide on Structure
If the townhouses are on the same parcel, treat them as units in one property.
If each townhouse has a unique address, you may prefer to add each one as its own property.
For a grouped setup:
Name the property using the street or development name (e.g., Maple Lane Townhomes).
On the Units screen, create each townhouse as a separate unit: Unit 101, Unit 102, Unit 103, etc.
For individual setup:
Add each townhouse separately using its full address as the property name.
📍 Final Step: Review & Confirm
Once all units are added:
You’ll see them listed on the Property screen.
Each unit is now manageable on its own—leases, tenants, rent tracking, maintenance, and communications can all be handled independently.
✅ Best Practices
Be consistent with naming: Stick to a format that makes sense (letters or numbers).
Use “(House)” or “(Duplex)” in the property name to differentiate from apartment buildings or condos.
Group smartly: If multiple units share an owner and address, group them as one property with multiple units.
