Terminate a Lease

Learn how to terminate a lease in Propra, stop future rent invoices, record the lease end date, and issue security deposits.

When a tenant notifies you that they are moving out or you need to evict a tenant, you can terminate the lease in Propra.

Terminating a lease will:

  • Stop future rent invoices from being created after the termination date.

  • Allow you to create a new lease for the unit.

  • Give you the option to issue the tenant's security deposit.

Terminate the Lease

  1. Navigate to the Lease page.

  2. Select Terminate.

  3. Enter the Lease End Date.

  4. Select the Reason for Termination. Examples include:

    • Early Move Out

    • Eviction

    • Circumstances Changed

    • Other

  5. Select Continue.


Issue the Security Deposit

After entering the termination details, Propra will ask if you would like to issue the security deposit.

  • Select Issue Deposit if you are ready to return or apply the deposit.

  • Select Not Right Now if you would like to manage the deposit later.

Choosing not to issue the deposit immediately will not remove the option—you can return and issue it whenever you are ready.

Note: If the option to issue the deposit is unavailable or appears greyed out, the security deposit may not have been recorded as collected. To review or manage the deposit, open the Lease Financial page and select Manage Deposits.

Ontario Last Month's Rent Deposits

For Ontario leases, the Last Month's Rent (LMR) deposit is typically applied to the tenant's final month's rent.

If the tenant also provided a key deposit or another refundable deposit, it is recommended that you:

  • Release the Last Month's Rent deposit when the final month's rent is due.

  • Wait until after the move-out inspection has been completed before returning any key or other refundable deposits.

This ensures any outstanding issues can be addressed before the remaining deposits are returned.

Best Practice

Terminate the lease as soon as you have confirmed the tenant's move-out date. This prevents future rent charges from being created and prepares the unit for a new lease while allowing you to complete the remaining move-out tasks on your own schedule.
